I would get the commercial version of the Sebo Felix. Its about 300 - 350 online and is basicaly the same thing minus some features such as variable suction control and a swivel base.

I would avoid using an Oreck XL hardfloor it's hard on the vacuum and you will break things.
I personally would get this budget SEBO Felix relabeled by karcher.
