I personally preferred pull-up assistance bands, like this one. It helped a lot as I was losing weight. I didn't have that particular brand (I can't find the one I had right now), but I found that style helped me make the transition to assistance-free pull-ups better than a chair, and probably better than pull-down bands would have too.

I could do two pull ups when I started. I went with the P90X Pull up assist. I knew that two reps would not be enough to get anything out of the exercise, so I needed help. I think it really think it was a good choice and I'd highly recommend the assist to anyone who can't do 10-15 reps of pull ups.
I"m halfway through Phase 2 now, and I can do 5 unassisted now, and about 15 with the band.

Don't know about your upper body strength, but you might consider getting the pull up assist bands I'm 5'8" male, 215 lbs. I can get 3 good pull ups during the challenge and use the assist bands to tweak out the other 33. You could use a chair, but I found that it mind kept moving away from me.
I have this giant rubber band that I attach to my pullup bar. It's adjustable so you can start with 3 bands and work your way down to one and then none. Two months ago, I couldn't even do one good pullup unassisted. With 3 bands, I could do 10 barely. When I could do 20, I took one of the bands off. Now I can do 10-15 with 1 band, I bet money I could do 5 unassisted.

-I'm not sure about pull-downs, but you can just get something like this to help you, or if you're going to a commercial gym, they should have a 'machine' that helps you (that is what I did) were you can adjust the weight to assist you.
-So for the first push day you do the bench press for 4x5, then 1x5+, then after that do the overhead press for 3x8-12. On the second push day you do overhead press first for 4x5, then 1x5+, then do the bench press for 3x8-12.
-I personally do Romanian deadlifts to work my hamstrings and glutes. Hopefully someone else can recommend some other exercises.
