Sure, just order one of these https://www.amazon.com/Monoprice-Fireplace-Pull-Down-Full-Motion-Articulating/dp/B01GSRRIVM?ref_=fsclp_pl_dp_6 . The installation will cost $130. I doubt we're in the same city, so I'll need you to buy me a plane ticket, and pay for a hotel.

If you want to mount it above the fireplace, you could get a wall mount that pulls down for a better viewing angle, like this one.

I'm not a big fan of that setup. I'd probably put the couch against the windows and the TV in one of the opposite corners. I'd at least consider making that small office room into a snug tv room. You might have better window and wall placements. And it would leave your formal living room to have a lot of seating for your big dinners. But, it depends on how you use the spaces.

You can get above fireplace mounts that allow you to pull the TV out and down.

This is the mount I use for my fireplace. Way cheaper than the competition and I have no issues with it.

Agree that this is probably the only usable layout and TV can only go above fireplace. But you want to do that cleanly with no visible cords.

If wall above fireplace is not hollow, I would build out the wall on top of the fireplace the minimum amount needed to run power and cable down (check with electrician). Then have electrician run power and data chase to the middle of it. Then install one of these pull down TV mounts: https://www.amazon.com/dp/B01GSRRIVM/ref=cm_sw_r_cp_awdb_yCJSzbPBANRF5

for starters, please dont just slap it up on the wall way up there above the mantle. TVs are not supposed to be that high up, unless you only watch standing up....

you need a mount like this, that will drop the tv down so that it sits at right height when watching, and can go back up above the mantle when not watching. https://www.amazon.com/Monoprice-Fireplace-Pull-Down-Full-Motion-Lifetime/dp/B01GSRRIVM/ref=sr_1_1?

then you just get some mounting brackets (there are tons to choose from, mostly all do the exact same thing) for the center speaker and it will just hang below the tv whether its up above the mantle or down in the correct position. https://www.amazon.com/WALI-Universal-Bracket-Mounting-Capacity/dp/B01GUIEFJC/ref=pd_sim_23_3?

a 55" and small klipsch center should be plenty light enough for that mount too. so no need to drill any holes anywhere other than for the mount on the wall above the mantle.

just please do your neck a favor and get a mount that gets the tv down to the correct height, which means the center of the tv should be approximately eye level when in the seating for the area. the center spot should never be 3-4 ft above eye level unless you are watching a huge projector from far away.
