You won't find anything under $300 that will adequately handle a 2500 sq ft. house with 2 dogs. I would recommend a Sebo Felix, which is a German-made nimble machine that can be hoisted on your shoulder to clean your stairs. It's a very nice machine with a great 5 year warranty. It's quiet, excellent filtration.
