There are probably less expensive ones but we're happy with this one. Note that some valves which cost less and look similar are "pressure balancing" valves. They're definitely an improvement but not as good as temperature regulating valves.

So, not cheap. But the 50-year-old shower valves in my bathroom were beyond repairing and I would have had to replace them anyway.

Very easy 2 minute repair.

Pull off the metal cap on top which covers the vacuum breaker. It pulls straight off - might need a pliers. There will be a plastic piece that you need to tighten a little I think with a Phillips screwdriver.

If that doesn’t fix it then you need a new vacuum breaker kit called a Prier Mansfield Breaker Repair Kit model 630-7500 that has a replacement for the inside plastic pieces.. Runs under $10 and most hardware stores sell them.

Delta. Depending on precisely what it is doing you probably only need to replace rubber seals and springs. They look like this. A full repair kit containing all serviceable parts looks like this. Never a bad idea to apply some silicone plumbers grease to the rubber wear parts before reassembly. There's really no way to change the valve body without opening the wall and replumbing. Replacing the whole valve body can be done from the wet side without re-tiling. That process looks like this

Thanks. I eventually found that it's called the "tank to bowl gasket." It's this part, but I'm worried that in another 5 years, this material will disintegrate again. I've got a 10 year old no-name toilet that's never had any problems!

Normally the disposer electrical will be under the sink and either hardwired or on its own outlet, with the switch above the counter. I am assuming your switch/outlet combo isn't under the sink, but on the wall and above the counter? Is the outlet on a GFI?

Normally you wouldn't want to break off the tab on the combo if the switch would control the adjoining outlet, that's why the tab is there.

If you have unswitched power under the sink already, forget the switch/outlet combo and get a disposer pressure switch that mounts on the countertop. http://www.amazon.com/Rubbed-Bronze-Garbage-Disposer-Switch/dp/B001E63Z6U

You could use one of these and your choice of new pressure sensing ballvalve for a complete update. My experiences with replacing just the stems has never really worked out. Tolerances are off and it either fits too tight/loose.

Thanks! I think you may have put me on the right track. I went to the front hydrant and it had a different top, which tells me the back had been replaced before. It said Mansfield.

So I found this

Moen. I am selling handles to a faucet still in the original package. I've sold probably 100 sets of these in the past 3 years and never had an issue. I have used the same picture since I started. It was exactly this this picture. The tutorial took all of 5 minutes to do, but still.
