Oh Fellow Tennessean! HOWDY! If you are outside Davidson AND outside city limits, there are no building codes, but a good idea to adhere to them. AC is actually recommended to help control humidity. Here is a link to some amazon ideas.

There are kits like these if you want to get fancy. Personally, a window unit works very well in the upper floors and then just let cold air do what it does best, sink. I use 10000 BTU in mine, which is REALLY big for what I need, but it uses a whole 6.5 AH when it is running. My county does encourage a pay-as-you-go electric that allows you to monitor your usage. Yesterday's usage cost me a whole.97, it really hurts the pocketbook. Winter, if you have the option, go with electric heat. It is dry heat and helps to control the moisture too. Moisture is that much problem in little places. Vents in the bathroom, kitchen and use them religiously. I have heard of people having to use dehumidifiers too but I have not had problems since switching on the AC and going to a dry heat.

If this is for a personal residence, ditch the boiler all together. Go with an electric water heater, and a ductless mini-split AC/Heat system (super efficient). The bigger the better for the water heater, and try to find a dual-zone (2 locations) mini split with a 20+ Seer rating.

These things should be much cheaper to install. You are basically mounting a evap coil + air handler on the wall. Drilling one hole to the exterior to run the line set.

Maybe if you don't have power near by, they are having to pay a extra for a electricain to run a power to the outside unit.

if you're handy look at mr cool DIY unit. you'll need to get an electrician to supply the power line but there have been a bunch of videos online, it looks pretty simple to do.

If your house has a typical basement and two upper floors with air returns only on the lower floor you're going to find that your upstairs stays quite hot in the summer. A "mini split" air conditioner might be the better option with the air handler on the upper floor. You can DIY the installation if you're reasonably handy, although you will need an HVAC tech to perform the final hookup of the refrigerant lines.

LOTS of mini-splits for less than $1k. Have installed a few of the Pioneer units with great success. I have the tools and some experience, so I suggest if you DIY, let a professional hook up the copper lines, vacuum the lines, and turn it up. Typically about $150. If you buy one of the name-brands and get a full install you are looking at $2-3K.

Trailer - 26' is very large and very heavy. Remember that you will have to tow it at least once. My 20 footer's GVWR is 5 tons, which means when I want to tow it, I need to rent the larger U-Haul trucks and can't consider purchasing anything smaller than a F250 or Ram 2500. A 26'er is harder to tow and requires something big to do it. Plan accordingly.

Heating/Cooling - I'm going with a Ductless System, but haven't settled on the brand/features yet. Either way it will be the ^small model because it won't take much to heat or cool. Also, I'm insulating the heck out of everything.

Plumbing - Haven't gotten here yet, but as of this moment, I'm leaning towards a composting toilet so I didn't have to deal with black water. Considering a 30 gal water tank with bypass (for hooking up hose) for showering, cooking, etc. , which will empty into a gray water tank

3 tonnes (36,000 BTU/h) should be sufficient for your space. You can find plenty of mini split options, even multi zones, that allow outdoor units to be mounted on walls or balconies.

So most are good but the bad ones put me off, mostly the one saying that even though it has warranty the parts are shipped from China and I would be paying shipping. I can only imagine the back and forth pain in the ... that would be.

https://imgur.com/a/6V0cCGq that's the front of the unit in my house. The wiring sticker under the flap of the unit( no clue if that helps) and the outside fan thing to go with it. The info on the outside unit looks the same as the indoor part.
I was only able to find one ac on Amazon that was tropical, so I'm pretty sure its spelt normal.

This is not the same one but it's the only one I've been able to find with the same brand name. Unfortunately I've never seen the remote either. I thought maybe the plastic piece that said wifi meant there was an app with your phone but I couldn't find anything about that either.

How often does it get below 10 degrees? I live in Maryland it it only gets that cold every few years, and even then only a few times. What I am getting at is if you had to use your electric heat the few times it gets below 5 F it still be vastly less then you pay right now.

I just installed a Mr. Cool DIY mini split in my addition, it comes with pre-charged lines and does not require an HVAC tech to install. It does a really good job with both heating and cooling, but I am not sure I would recommend it for a multi-zone system. It has wifi support and an app on your phone, but the app rarely every works, the standard remote works perfectly however. If I had a multi-zone system I would want decent smart controls.

I would recommend against these as they are very inefficient since the ac unit is inside a lot heat goes into the space it is trying to cool. Instead I would get a Mini split AC like this one They are much more efficient as all of the parts that get hot are outside the house.

If you don't want to be mounting anything outside then at the least I would get a portable ac with dual intake/exhaust hoses. like this The reason these are better than the single hose ones is these dual hose ones don't make your home have a negative air pressure which causes it to suck hot air into your house through gaps in doors and windows.

BTW I don't know anything about the individual products I linked they are just examples.

The portable AC units are just not very efficient. This is a consequence of their design, having to collect the heat and exhaust it through an air duct.

For not a lot more than the cost of a large portable AC, you can get a mini-split air-conditioner / heat-pump. Its design is almost identical to a central-air unit, so it is quite efficient.

You could put in a mini-split system if you want to avoid ductwork altogether. Used heavily in commercial applications and often integrated into the building's automation system, so it should be rather straightforward to connect with HA. At the very least it could be automated via a WiFi thermostat - my Honeywell RTH9580 works well with HA.
