Install a ceiling mounted pull up bar like this one:

and use a pull assist band like this one:

Use a sharpie to make one inch marks along the the ribbon from the bottom (least assist when you make it full length) to the top (most assistance) and number them from the bottom to the top. Set the length so that you have enough assist to do 10 pull ups. Then, next week, lengthen the band an inch or two. Once you can do 10 pull ups at that length, add another inch or two to the length.
This will increase your strength and get you to where you can do 10 unassisted.
Using a pull up assist band gives you a fixed amount of lift, which is hard to do if you use one of your legs on a chair to provide lift.
I have a ceiling mounted pull-up bar for sale. There is no box but it is brand new, never installed (was not compatible with the area of my home gym).

this one is for ceiling. if you really think this worth this much money then get the ceiling. otherwise i strongly advise you should get wall mounted.
